Director - Development (SPA4 -COBU-50013077)

This role is responsible for leading the planning, development, and delivery of Qiddiya's commercial office assets, ensuring projects are commercially viable, market-responsive, and aligned with business objectives. The position oversees all stages of development, from concept and business planning through design, delivery, leasing coordination, and operational readiness, while working closely with internal and external stakeholders to maximize asset value and project success. Key Responsibilities • Lead the development and execution of commercial office projects from concept through handover and operational readiness. • Define development strategies, business plans, and asset positioning aligned with market demand and business objectives. • Prepare and present business cases, feasibility studies, investment recommendations, and management presentations. • Oversee project financial performance, including budgets, development costs, revenue assumptions, and commercial viability. • Direct project planning, development phasing, and delivery strategies to optimize value creation and risk management. • Collaborate with Design, Delivery, Leasing, Operations, Finance, and other business functions to achieve project objectives. • Lead the definition of office products, tenant mix strategies, customer value propositions, and occupier requirements. • Identify and evaluate market opportunities, trends, risks, and demand drivers to inform development decisions. • Manage external consultants, advisors, and development partners to ensure alignment with project goals and quality standards. • Support leasing and commercial discussions with prospective tenants, anchor occupiers, and strategic partners. • Monitor project progress, key milestones, development risks, and mitigation plans throughout the project lifecycle. • Build and maintain strong relationships with internal stakeholders, government entities, investors, and external partners. • Ensure developments are delivered in accordance with approved business objectives, quality standards, timelines, and budget requirements.
